Estimation of the market value of the hotel under construction, both as is (shell & core) and as completely built (turn key)

This iconic property stands close-by the new Congress Center and Palace of Rome, in the Eur district. Horwath HTL assisted the client through:

• The analysis of current state of construction, to provide an estimate of interventions to completion, considering standard and area planning as derived by international hotel chains benchmark;
• The provision of standard costs for both FF&E, OS&E and other costs to reach the state of turn-key;
• A full market analysis with focus on the MICE segment and in the light of former congress center performances;
• A valuation based on the income capitalization approach for both scenarios.

After the closing of the manifestation of interest on December 15th, the client finalized the sale of the congress hotel.
