The hotel is a sort of iconic property due to its peculiar position of high visibility and for its modern concept, although it is part of a multi-use complex, including other retail outlet, restaurants and offices. Horwath HTL assisted the client first in the correct definition of the perimeter to investigate and secondly providing a valuation based on the income capitalization approach, considering a vacant possession scenario and the continued franchising contract with the Accor brand.
The valuation was used by the client for his best understanding of the market value. The hotel was recently put on sale.
